We have considerable experience in providing planning services for the promotion of large scale residential schemes and strategic urban extensions in Norfolk, Suffolk and East Sussex. We have experience advising on schemes from the inception stages through to Development Plan promotions; the preparation and submission of large scale planning applications; subsequent reserved matters applications and the discharge of conditions.

We are appointed by Vistry/Bovis Homes (Kent) as the lead planning agent for their 1,050 home urban extension at The Gateway, Bexhill-on-Sea, East Sussex. We have been involved in the scheme for a considerable number of years from its early progress through the Rother Local Plan and Masterplanning processes, through to gaining outline planning consent and securing subsequent reserved matters approvals and managing the discharge of conditions.
Recent successes include achieving reserved matters consent for 447 dwellings, community centre, retail unit and open space; and shortly afterwards detailed planning approval for a community heat hub to serve the new dwellings. The heat hub is a centralised and sustainable heat network solution that provides efficient heating for residential properties. It will provide heating and hot water for 800 homes, a community centre and retail facilities. The heat hub will achieve up to a 75-80% carbon saving compared to traditional gas heating and hot water boilers estimated to be an annual reduction of around 850 tonnes of carbon dioxide emissions. The scheme is a first for Vistry. CTG/Metropolitan will install the system in 2024 to serve the new houses.
