Woodhill Roll Back Masterplan (Paul Robinson Partnership)
Blue Sky Leisure – ‘Roll back’ of coastal caravan and camping pitches Woodhill and Kelling Heath, Norfolk
We were instructed by Blue Sky Leisure to act as planning agent for proposals to move caravans and touring pitches affected by coastal erosion at their Woodhill Holiday Park in North Norfolk. The ‘roll back’ scheme involved considerable pre-application discussions with the Council’s Planning team; Coastal Partnership’s East and local Members and Parish Councils. Working closely with the Client, their architect, technical team and strategic planning advisor, we were successful in achieving planning consent to move caravans out of the coastal erosions zone at Woodhill Holiday Park to areas further away from the cliff edge and to another site at Kelling Heath Holiday Park in the North Norfolk AONB. An element of enabling development was successfully negotiated to help the scheme’s viability. The Mulgrave Estate – The Old Guardhouse, Goldsborough North Yorkshire Moors National Park
We were instructed by the Mulgrave Estate to act as planning agent for proposals to convert a disused Guardhouse at Goldsborough in the North York Moors National Park, initially to a residential dwelling and more recently for use as a holiday rental. The National Park Authority considered the property to have historic significance due to its military role during the second world war and the cold war as part of a radar early warning site. The scheme not only had to be sensitive to history, but also financially viable. To ensure this, the building’s use as a ‘principal’ residence dwelling was allowed, where normally only a local occupancy condition would be allowed. This ensured the added value to make the conversion viable. More recently, consent was achieved to use the property as a holiday let until the housing market improves. PCT Education Services – Prior approval for change of use from industrial unit to education facility

Working collaboratively with Aimee Lake Planning, we were successful in securing prior approval for the conversion of a vacant commercial building at the Euro Centre in Great Yarmouth to a specialist supportive education facility for children with individual learning needs including those that do not thrive in a traditional teaching environment. The facility will provide hands on teaching and vocational skills development in a workplace type environment, better preparing children for apprenticeships and work. We were approached to secure detailed planning consent following previous refusals, however, after researching the regulations we were able to secure consent using the prior approval provisions, thereby streamlining the process both in terms of cost and time. The facility should welcome its first students in 2024.
